Northmode wasn’t created in a boardroom or born out of a business plan — it came from real experience.
Years of working on the ground in property development and management gave us a front-row seat to what happens after the build. Beautifully finished buildings, carefully planned layouts— all let down by poor management the moment the keys were handed over.
That disconnect is what sparked the idea behind Northmode. We didn’t see a need for more agencies — we saw the need for better ones. Ones that understand the full lifecycle of a property, not just the paperwork. Ones that know real property management is about protecting value, preventing problems and making life easier for the people who live there.
And that’s how Northmode was born: a management company shaped by people who’ve seen the full picture, from the brickwork to the paperwork.
It was founded with one clear goal: to create a no-nonsense, hands-on property management service built to bring proper care, structure and a bit more pride back into residential lettings and block management.

Today, Northmode is a growing property and block management company, with offices in Manchester city centre and Salford Quays. We manage buildings of all shapes and sizes across the Northwest — and we’re known for being responsive, proactive and no-nonsense.
We manage homes, blocks, and portfolios across Greater Manchester and the Northwest. While we’ve grown, our core values haven’t changed. We still keep things personal. We still treat every building like it matters. And we still believe that good management is about more than maintenance — it’s about building trust and making things easier for the people we work with.
