Here’s what’s included:

Rental Valuation

We will visit the property and provide you with a free valuation on your property. We also won’t overprice it just to please you but will be realistic. After all, the aim is to get a good tenant.

Tenant Screening and Placement

Finding the right tenants is crucial for a successful rental experience. Our thorough tenant screening process includes background checks, credit assessments, rental history verification, and employment checks to ensure reliable and responsible tenants.

Marketing & Advertising

Getting your property in front of the right people is paramount. We will ensure that potential tenants can easily gain access to details of the properties via a variety of marketing and advertising strategies, including the ‘To Let’ Board, Rightmove, Zoopla, Facebook & Instagram.

Accompanied Viewings

We will be on hand to accompany tenants during viewings, even at short notice. Our local knowledge is always an asset

Obtaining References

All tenants are screened through our referencing system to ensure all information provided on their application is correct and true. This is definitely worth the peace of mind!

Tenancy Agreements

Once we have found and agreed with you a prospective tenant, we will collect the deposit and first months rent. The tenancy agreement will be signed by the landlord and all tenants with each tenant receiving a copy of the agreement.

Organising Gas & Electrical safety checks

Before a tenant moves into your property you must ensure that tenants in the property are always supplied with heating and hot water through safe, working appliances. To market your property an EPC and EICR is legally required. You will need to provide a copy of this to us before we can market the property. We can also organise a certificate if required.

Move - In Date

We will arrange a date for the tenant to move in with you and arrange with you how the rent is to be paid. If you go on to use our full management service, this will be by standing order from the tenant to our fully insured clients account.

Handing over Keys

Once all the paperwork is checked and we have ensured absolutely everything is in place we will be there to hand over the keys to your tenant.

Keys will be issued and the tenant asked to sign for them.

If the ‘Letting’ is all you have commissioned us to do, this completes our service to you and your tenant.
